The space

The villa is arranged across multiple levels and divided into four independent apartments, all internally connected by a shared staircase. Each unit can be accessed from every level, ensuring both convenience and flexibility while maintaining privacy. All bedrooms enjoy exceptional lake views, offering breathtaking scenery throughout the day.

The main unit, Suite Verde, is located on the first floor and serves as the heart of the property. It features a spacious and bright living area with a lounge, dining table, and open-plan kitchen designed for comfort and conviviality, enhanced by an elegant fireplace. The kitchen is fully equipped with all necessary cookware and appliances, including a steamer, oven, coffee machine, dishwasher, kettle, refrigerator, wine fridge, hand blender (minipimer), and gas stove. From the kitchen, there is direct access to a terrace with a dining table for 10 guests and a barbecue area, ideal for outdoor meals. The upper level includes a second living room with a TV lounge and a large master bedroom (180x200), also with a fireplace, and an en-suite bathroom with bathtub, shower, double sink, and toilet. A spiral staircase leads to the third level, where you will find a laundry area, a study, and direct access to the garden.

Blu Room, part of Suite Verde, is more intimate and private. It consists of a master bedroom (180x200), a bathroom with a large shower, and independent access to the garden. The living area is enhanced by a fireplace, creating a cozy and relaxing atmosphere—ideal for those seeking additional privacy.

Suite Rosa has two entrances: one independent access from the ground floor and another from the first floor via the shared staircase. On the ground floor, there is an open-plan space with a TV area, corner sofa, two French beds (140x200), and a guest toilet. The sleeping area also includes a fireplace, creating a warm and inviting atmosphere. The upper level offers an additional sleeping area with two French beds and a spacious bathroom equipped with shower, sink, bidet, and toilet.

Suite Grigio features a modern and elegant ambiance. It includes a living room with a corner sofa, TV area, and an open kitchen with a dining table for four, complemented by a fireplace that adds a cozy touch. The apartment also offers a guest toilet, a master bedroom (180x200) with a spacious shower, and a bathroom with a double sink.

The garden, arranged over multiple levels, is one of the villa’s most distinctive features. The first level is dedicated to relaxation, with sun loungers, an outdoor fireplace, chairs, and armchairs. Climbing approximately 20 steps leads to the second level, where a second lounge area with sofas, armchairs, and sunbeds is located. A short staircase then leads to the third level, featuring a charming garden with trees and olive groves, offering a truly authentic Mediterranean feel.
Continuing further, additional steps lead to the most exclusive area of the villa: the SPA zone. Here you will find a beautiful heated infinity pool with stunning panoramic views over Lake Como, creating a truly spectacular setting for relaxation. The SPA area also includes a steam room located next to the pool, as well as an additional indoor steam room within the main villa for year-round comfort and wellness. The outdoor space is further enhanced by a fully equipped kitchen with refrigerators, ice machine, gas grill, wood-fired grill, and full cooking facilities, along with a spacious dining area for up to 12 guests. The space is completed by an elegant outdoor lounge with a fireplace, perfect for social gatherings and memorable evenings.

All bed linens and towels are provided for your stay. Any additional changes or replacements are available upon request and may incur an extra charge. Hairdryers and a selection of basic body care products are also provided for guests’ convenience.

The property also offers private on-site parking for up to 6 cars. Please note that parking is arranged in a tandem (single-line) configuration, and vehicle movement may require coordination.

Guests have access to the whole Villa, the grounds, pool and spa area and the lake access for swimming and boat mooring.
